Home Addition
New Second floor to a 1940’s Cape Cod
Year Addition was added: 2009
Additional Square Footage: Doubled
Home Location: Rockland, MA Home Details: This 1940’s Cape Cod Style home did not have enough room, closet space, or bathrooms for the owners. This six room home had two small bedrooms upstairs with sloped ceilings front and rear and just one window. Closet space was inadequate and the only bathroom was down the winding stairway on the first floor. We worked with the owners to design an affordable layout that would add a full bathroom, two closets in each new bedroom double the floor space and eliminate the sloped ceilings. We added a full shed dormer to the back of the house and a large dormer to the front keeping the roof lines of the original structure to maintain its’ identity and aesthetics while getting the needed additional space. Improvements to the house included: Insulating the walls and floor of the second floor with dense pack cellulose (higher R-value, blocks air movement, reduced noise transmission, and fire resistance), Installation of new energy efficient low –e windows (Four times the glazing for increased natural light and ventilation), doubled floor area, new full bathroom on second floor, new flooring, and addition of a split air conditioning system, new red cedar siding and PVC trim boards. Transforming the homes overall appearance to that of a new house.
