Home Addition

Home Addition Cape CodNew Second floor to a 1940’s Cape Cod

Year Addition was added: 2009
Additional Square Footage: Doubled
Home Location: Rockland, MA

Home Details: This 1940’s Cape Cod Style home did not have enough room, closet space, or bathrooms for the owners. This six room home had two small bedrooms upstairs with sloped ceilings front and rear and just one window. Closet space was inadequate and the only bathroom was down the winding stairway on the first floor. We worked with the owners to design an affordable layout that would add a full bathroom, two closets in each new bedroom double the floor space and eliminate the sloped ceilings. We added a full shed dormer to the back of the house and a large dormer to the front keeping the roof lines of the original structure to maintain its’ identity and aesthetics while getting the needed additional space. Improvements to the house included: Insulating the walls and floor of the second floor with dense pack cellulose (higher R-value, blocks air movement, reduced noise transmission, and fire resistance), Installation of new energy efficient low –e windows (Four times the glazing for increased natural light and ventilation), doubled floor area, new full bathroom on second floor, new flooring, and addition of a split air conditioning system, new red cedar siding and PVC trim boards. Transforming the homes overall appearance to that of a new house.

Home Remodel

Cape Cod RemodelMaster Bedroom Remodel

Year Remodeled: 2009
Square Footage: N/A
Home Location: Mansfield, MA

Home Details: Existing house had an adequate but choppy Master bedroom located above the two car garage which was accessed through a sitting room. Furniture placement, sloped ceilings, and a walk in closet made the flow and feel of the room awkward. The sitting room was nice but a waste of useable space. The owners with the help of a designer had the idea of opening the two rooms into one large Master suite. The double doors on the walk in closet were removed and a pocket door was installed in a better location. The freestanding bureaus were replaced with built-in units fabricated off site and set into the otherwise unused knee wall space in the front of the house. Window seats were also installed under each of the two dormer windows for additional storage. The focal point of the Master suite is the newly created sitting area with built-in storage and bookshelves that incorporate a gas fireplace and flat screen television. Changing the color scheme and repainting, new plush carpeting, the addition of four and five inch recessed lighting, elimination of some furniture, and a new design transform this space into a very relaxing and roomy Master Suite.

Custom Project

Custom RampCustom Ramp

Year built: 2009
Proposed Ramp Plans: Download PDF
Home Location: South Yarmouth, MA

Project Details: Existing House had a single pressure treated step to access the house from the driveway; which made egress difficult for the owner. He needed a ramp but did not like the look of a handicap ramp. The house is a traditional weathered Cape with nice grounds, and aesthetics were very important. Rather than a ramp coming straight off the door, we came up with a design that looks like a deck from the street. The owner wasn’t sure he liked the concept until we showed him the three dimensional rendering of what the finished product would look like. Pressure treated framing lumber, Azek Deck (cellular PVC) 1 x 5-1/2 decking, and vinyl rail systems were used for the clean appearance and low maintenance properties associated with these materials.
